Keeping It Real: What To Do (and What Not To Do) When You Decide It’s Time to Buy a Home

 


Buying a home usually starts with a simple thought.

Maybe it’s time.

Maybe the rent keeps going up.
Maybe you want more space.
Maybe you’re ready for something that’s yours.

That thought can quickly turn into excitement, and also a lot of questions.

What should you do first?
What mistakes should you avoid?
How do you actually get from the idea of buying a home to sitting at the closing table?

Let’s walk through the process and a few things I always tell buyers along the way.


Step 1: Start With the Numbers

Before you start touring homes or falling in love with kitchens on Zillow, start with the financial side.

What to do

  • Talk to a lender and get pre-approved.
  • Understand what monthly payment actually feels comfortable for you.
  • Factor in property taxes, insurance, and HOA fees if they apply.
  • Review your credit and debt to income ratio.

Pre-approval does two important things. It helps you understand what you can realistically afford and it shows sellers you are a serious buyer.

What not to do

Do not rely on online calculators or guess what you can afford. Those numbers rarely reflect your actual situation.


Step 2: Choose the Right Realtor®

A good REALTOR® does much more than schedule showings.

The right agent helps you understand the market, identify the right neighborhoods, avoid overpaying, navigate contracts, negotiate on your behalf, and keep the entire process moving forward.

Buying a home involves a lot of moving pieces. Lenders, inspections, insurance, title companies, contracts, timelines. Having someone guide you through it can make all the difference.

And yes, this is the part where I am supposed to insert a completely shameless plug.

What to do

  • Focus on homes within your comfort range.
  • Keep an open mind because photos online can be very misleading.
  • Pay attention to layout, condition, and location rather than just décor.

What not to do

Do not fall in love with the very first home you see unless it truly checks all the boxes. Buying a home is exciting, but it should also be a thoughtful decision.


Step 4: Making an Offer

When you find the right home, your agent will help you prepare and submit an offer.

An offer includes more than just the price. It also includes the inspection period, financing terms, deposits, and the closing timeline.

In competitive markets, strategy matters.

The goal is not just to win the house. The goal is to win the house without putting yourself in a risky position.


Step 5: Inspection, Appraisal, and Final Steps

Once your offer is accepted, the transaction moves into what we call the due diligence phase.

This usually includes the home inspection, appraisal, final loan approval, and title work.

This is where details really matter. Your agent helps manage deadlines, reviews inspection results with you, and works through any issues that may come up.


What NOT to Do While Buying a Home

This part is very important.

Once you are under contract, your financial situation should stay as stable as possible until closing.

  • Avoid opening new credit cards.
  • Avoid making large purchases.
  • Avoid changing jobs if possible.
  • Avoid moving money between accounts without speaking to your lender first.

Even small financial changes can sometimes affect loan approval.


Closing Day

After inspections, financing approval, and final paperwork are complete, you will sign the closing documents and receive the keys to your new home.

It is one of the most exciting moments in the entire process.

But getting there smoothly requires preparation, communication, and the right team guiding you along the way.


Final Thoughts

Buying a home does not start with touring houses.

It starts with understanding your numbers, your goals, and your timing.

The right preparation can make the difference between a stressful experience and a smooth one.
